If you are presented with a login screen when you click the SmartFees button, make sure that you are using Google Chrome and that it is fully up to date to the latest version (to check for updates, go to chrome://settings/help).



Then go to chrome://settings/cookies and make sure that "Allow third-party cookies" is enabled. Then close out of all open browser windows, reopen ARIVE, and you should now be able to access SmartFees!




You may encounter an error message "SmartFees connection is not available at this time" or "Missing or Invalid Field : The FIPS code supplied does not fall within the given Zip Code".



This is typically caused by a mismatch between the loan property's Zip Code and County.


To fix this, go into the Loan & Property tab in the loan, and scroll down to the Property Info.



Make sure that the Zip Code and County are set correctly. In rare cases this error may still occur even with proper Zip and County, if most of the Zip Code is within a different County than the one entered here. If you've confirmed the Zip and County are correct but the error message persists, try changing the County to the one that covers the majority of that Zip Code and that should fix it.
